Moving out of a Vancouver rental is stressful enough without a landlord withholding your security deposit over a dusty baseboard or a stained carpet. Under BC's residential tenancy rules, landlords can deduct from your deposit for cleaning or damage beyond normal wear — and 'normal wear' is judged strictly. The simplest way to protect your money is to hand back a genuinely clean unit, documented, and done well enough that there's nothing to argue about.
Here's a practical, room-by-room move-out cleaning checklist you can follow whether you're doing it yourself or hiring a professional move-out cleaning service in Vancouver.
Kitchen
The kitchen is where landlords look hardest. Grease, crumbs, and forgotten spills are the most common reasons for a deduction. Go top to bottom:
- Clean inside the fridge, freezer, and around the seals — remove all shelves and wipe them down.
- Degrease the oven interior, racks, and the stovetop drip pans; don't forget the hood filter.
- Wipe inside all cabinets and drawers, not just the fronts.
- Scrub the sink, faucet, and backsplash grout.
- Sweep and mop the floor, including behind the appliances if reachable.
Bathrooms
Bathrooms get scrutinized for mould, hard water stains, and grout. Hit every surface:
- Scrub the toilet inside and out, including the base behind the bolts.
- Descale the showerhead, tiles, and glass doors; re-caulk if the existing caulk is black or peeling.
- Wipe the vanity, mirror, and light fixtures.
- Clean the exhaust fan cover — dust there is a common complaint.
- Mop the floor and wipe the baseboards.
Carpets and floors
Carpet is the single biggest deposit battleground in Vancouver rentals. Stains you think are 'faded' can still cost you. If the carpet was clean when you moved in, it should be clean — or professionally cleaned — when you leave. A professional hot-water extraction removes ground-in dirt and odours far better than a rental machine, and the receipt is proof you handled it.
For hard floors, mop and make sure scuff marks are gone. If there's visible damage beyond wear, that's a separate conversation with your landlord.
Walls, baseboards, and the easily missed spots
These are the spots that quietly cost people money. Walk the unit with fresh eyes:
- Wipe down baseboards and door frames — they collect dust you stop noticing.
- Spot-clean scuffs and marks on walls; repainting only if required by your lease.
- Clean interior windows, sills, and tracks.
- Dust ceiling fans, light fixtures, and vents.
- Empty every closet, drawer, and storage space — and clean inside.
- Take out all garbage and recycling; leave the bins clean.
Document everything
Before you hand back the keys, take date-stamped photos of every room, the clean carpets, the empty cabinets, and the sparkling bathrooms. If a dispute arises, that record is your evidence. Many Vancouver renters also ask their cleaner for a written checklist or receipt confirming the work was done.
